FAQ

Questions before you ask for an offer

Straight answers from American EZ Offers. An offer is still specific to the house, and a form is not a contract.

How fast can you close?

After you accept a written offer, many sales close in about 7 to 21 days. A title issue, probate, an association resale certificate, or a lender payoff can take longer. The contract states the date before you sign. We do not promise a specific day on the first phone call.

Do I have to repair the house?

No. American EZ Offers buys houses as-is, including roofs, foundations, outdated systems, and houses that still have belongings inside. You do not have to paint, replace flooring, or clean the house out to request an offer.

Do you charge fees or a commission?

Requesting an offer is free, and you do not pay us a commission. A title company may have customary closing charges. The written offer shows which costs we pay and which, if any, you pay. Nothing is assumed until it is in the offer.

How do you decide the offer?

We look at the address, the condition you describe, what similar houses have sold for, and the cost of the work the house needs. We may ask for photos or a walk-through before the number is final. The result is a cash price, not a suggested list price.

Am I obligated to accept?

No. A form is a request, not a contract. You are obligated only if you sign a purchase agreement. You can keep the house, list it, or talk with another buyer.

Can you buy a house in foreclosure?

Sometimes, if there is enough time before the sale date and someone has authority to sign. Send the date with the address. A housing counselor can explain options a buyer cannot. Search at https://www.consumerfinance.gov/find-a-housing-counselor/. We are not a counselor and this is not legal advice.

Can you buy a house that is in probate?

Often, once the person with authority to sign is ready. We can time the closing around what the estate requires. We do not give probate or trust advice. Tell us if a court or a lawyer has to approve the sale.

What if the house has tenants?

We buy houses with tenants in place and houses that are vacant. Tell us whether rent is current and when any lease ends. You do not have to evict anyone before asking for an offer.

Which cities do you serve?

We buy in metro Detroit, metro Atlanta, and Dallas-Fort Worth. Each city page lists local detail. If your city is not listed and the house is in one of those metros, send the address anyway.

Are you my real estate agent?

No. American EZ Offers is a cash buyer, not a listing brokerage. Submitting a form does not create an agency relationship. If you want the house on the MLS, hire an agent. If you are already listed, do not sign anything with us that would break that agreement.

How do text messages work?

The checkbox is optional, separate, and unchecked unless you check it. It signs you up for texts from American EZ Offers only, program name American EZ Offers Alerts. Message frequency varies. Message and data rates may apply. Reply STOP to opt out and HELP for help. We do not share or sell your mobile number or that consent. Consent is not required to receive a cash offer. The published phone number is a toll-free placeholder until a real line is connected.
